Overview
From 2005-2008, Symmes Redevelopment Associates (SRA, part of Edward A. Fish, Associates) will construct a new mixed-use development at the site of the former Symmes Hospital in Arlington, Massachusetts. The new development is expected to include approximately 245 residential units plus approximately 25,000 square feet of medical office space.

Many Town and neighborhood committees are working on different aspects of this development. We have included a brief calendar of events and description of the most important committees below.

Calendar

* April 2005 - Arlington Transportation Advisory Committee (TAC) prepares recommendations for managing vehicle, bicycle, pedestrian, and public transportation issues connected with the new development. These recommendations will be given during to the Arlington Redevelopment Board and to the Board of Selectmen for final approval. All TAC meetings are open to the public.

* April 2005 - Symmes Neighborhood Advisory Committee (SNAC) prepares recommendations on the developer's proposed neighborhood protection plan. The neighborhood protection plan contains guidelines governing blasting, dust, noise, rodent control, and other development events. SNAC recommendations will be given to the Arlington Redevelopment Board for possible incorporation into the developer's special permit.

* April 2005 - Symmes Redevelopment Associates (SRA) applies for a special permit to build a medical office building. Public hearings begin. (The special permit establishes requirements beyond zoning to which the developer must adhere.)

* April-June 2005 - Arlington Redevelopment Board completed requirements for and approved the special permit for the medical office building. Appeals by the public may occur for 20 days after the special permit is approved.

* July 2005 - Symmes Redevelopment Associates (SRA) applies for a special peermit to build 245 residences. Public hearings begin. The Arlington Redeveloped Board is expected to approve this permit in August 2005.

* Autumn 2005 - Construction is expected to begin on the medical office building. Also, marketing for the residences and medical office building commences.

* April-June 2006 - Closing on the land is expected. Demolition of the hospital and construction of residences begins after closing.

Important Committees and Boards
* The Symmes Neighborhood Advisory Committee (SNAC) is a 5-member committee of neighbors representing the concerns of residents in the immediate Symmes redevelopment area. SNAC reports to the Arlington Redevelopment Board.

* The Board of Selectmen constitutes the executive branch of Town government. The Arlington Redevelopment Board and Transportation Advisory Committee - two important decision-makers - report to the Selectmen. See town.arlington.ma.us for a calendar of public meetings.

* The Arlington Redevelopment Board (ARB) is charged with primary responsibility for establishing and enforcing zoning and other regulations that the developer, Symmes Redevelopment Associates (part of Edward A. Fish, Associates) must follow. The ARB is a five-member Board, with four members appointed by the Board of Selectmen and one by the Governor. Meetings are public and generally occur on Monday evenings. See town.arlington.ma.us for a calendar of public meetings.

* The Arlington Transportation Advisory Committee (TAC) recommends transportation mitigations to the Board of Selectmen. The TAC has appointed a Symmes Transportation Subcommittee to propose recommendations connected with the redevelopment. This subcommittee meets approximately weekly, often on Thursday evenings.
